NDFA Social Housing Bundle 4&5

Across 18 projects and 2,200 homes, the bundle continued the development of repeated dwelling typologies, MMC readiness and lower carbon procurement. With increased scale and the prospect of future housing bundles, the Department of Housing identified PPP social housing as a strong opportunity to encourage long term private sector investment in modular construction and related MMC infrastructure.

SHA brought further repetition and efficiency to the project, with 90% of all homes across the sites using fewer than 12 typologies. These layouts were based on Department of Housing standards and adapted where required for modular delivery. They were also flexible enough to support alternative MMC approaches, ensuring that the design could remain viable if full modular delivery was not ultimately used.

SHA were lead architect for six sites, including Cardiffsbridge Road, Ballymakenny Road, Stanley Street, Cherry Road and Wellmount Road. Each site required a distinct response to local planning conditions, community context and infrastructure constraints. Together, they show how a standardised delivery model can still support site specific urban design, from older persons courtyard housing to infill schemes with new streets, public open space and childcare provision.
