Project Summary

The scheme provides 81 apartments, primarily one bedroom homes with a small number of two bedroom units, designed to Universal Design standards. Managed by Clann, the older persons housing provider within Clúid Housing, it is the largest age friendly scheme in their portfolio. The site occupies a substantial brownfield position at the northwestern corner of Seán Walsh Park, allowing the development to take full advantage of its southerly aspect.
The design is organised around south facing courtyards that connect the building to the adjacent park and create smaller communities within the larger development. Apartment clusters are arranged to encourage neighbourly interaction while still benefiting from shared site wide facilities. The courtyards are treated as extensions of the internal spaces, offering sun, shade, seasonal interest and areas for shared activities.
Resident comfort and security shape the layout. A clear hierarchy of privacy thresholds helps separate public, communal and private space, while dwellings overlook access routes and shared areas to discourage anti social behaviour. Many apartments are dual aspect, providing natural light, views and a stronger sense of wellbeing for elderly residents.
